If you are looking for a property to rent in London or Greater London you have come to the right place. One of our experienced team will ensure to find you the perfect property, in the right location and most importantly at the right price.
At Uniqletts we understand how difficult it can be to find a suitable and affordable property in London and fully appreciate that each prospective tenant has specific individual requirements. We will endeavour to meet all you personal requirements and find the perfect property for you within your budget. We let properties on both a short and long term basis although we would like to inform you now that short lets can work out to be significantly more expensive than long lets.
We have a variety of both furnished and unfurnished properties from single rooms to houses covering all areas of London. To view available properties click "Lettings" above and select the type of property you require. Our website updated on a daily basis (Every Half an Hour) we are constantly taking on new properties. Please feel free to call us for the most up to the minute information. Alternatively if you prefer you can register your requirements on the contact us page and we will be in touch if we have any suitable properties.
Tenant services our outlined below:
1. The first step is getting in touch!! We advise you to start looking for a property at least a month before you intend to move as the process can often take longer than expected and the better properties get snapped up very quickly.
2. Upon receiving your enquiry we will take down your contact details and your personal property requirements.
3. We will then search our property database to identify whether we have any suitable properties in your budget.
4.If you are not in a rush and we do not have any suitable properties at the time we will keep a record of your details and contact you as soon as something suitable becomes available.
5. Alternatively if we do have any suitable properties one of our lettings team will contact you immediately to arrange viewings at your convenience.
6. We understand most people are working and hence are more than willing to perform viewings on weekends or in the evening depending on your preference.
7. As is custom one of friendly experienced lettings team will accompany you on the viewing and answer any questions you may have as well as provide advice.
8. If you decide you are interested in taking one of the properties we have shown you then you will need to put down a holding deposit of 2 weeks rent in order to reserve the property and take it off the market.
9. If you like the property but are unsure as it is outside your budget or you have any specific requirements, we are more than willing to make an offer and negotiate terms with the landlord on your behalf.
10. We will provide you with an official receipt for the holding deposit and it will be deducted from the amount due prior to moving in assuming the tenancy goes ahead.
11. At this point we will require you to provide us with various documentation and employer and landlord references which we will review on your behalf prior to passing on to the landlord.
12. If the landlord declines the tenancy the holding deposit is fully refundable however if for any reason you decide not to go ahead with the tenancy then it will be retained by the landlord.
13.Once all references have been checked and the landlord is happy for the tenancy to proceed we will contact you to arrange a move in date when the tenancy agreement will be signed.
14. Prior to moving in we will require a payment of one calendar month rent as rent is always payable in advance and one calendar month security deposit.
15. The security deposit is held purely to cover any breakages or damage to the property under the terms of the tenancy agreement and will be refunded at the end of the tenancy if there are no such problems.
16. Once all of this has been completed you are free to move in and start enjoying your new home.
We understand that moving home can be an expensive process so our standard administration fee is only a week rent. However please note this is not fixed and can be negotiated or deferred depending on circumstance.
